What could your West Palm Beach house earn as a vacation rental?

Pick a size and a cautious number of booked nights. The rates are the real ones from the homes we manage; the fees are the published 2026 numbers for Airbnb and for big-brand managers.

Our 7 homes with 3 bedrooms average about $485 a night across the year, with a 3-night minimum.

What a house earns here, by season

Median nightly rates from the rate cards of the homes above, not a market estimate. High season runs January to mid-April; the holiday rate is Thanksgiving, Christmas and New Year where a home prices them separately. Most of these homes also take monthly lets in standard season.

For context, Airbtics puts the typical West Palm Beach short-term rental at about $54,000 a year with a $213 average nightly rate and 67% occupancy, blended across every property type. Houses by the beach and on the island sit above that median, which is why the table above uses our own rate cards. Airbtics, West Palm Beach annual revenue data.

Renting a house in West Palm Beach: the steps, in the order the city wants them

The licence, the tax accounts and the city certificate are in your name. The paperwork, the inspection and the monthly filings are ours to keep straight.

  1. 1. City rental registration and inspection

The City of West Palm Beach requires a rental tax application and a minimum-housing inspection for every rental unit, and sets no minimum stay of its own; a condo or HOA may still require 30 days or more. Palm Beach Shores and Riviera Beach have no short-term rental ordinance of their own that we have found; the county rules and the town business tax apply, and on Singer Island the condo declaration decides.

What we do: Our agent files the city application, meets the inspector and keeps the renewal date. For a condo we read the declaration before quoting.

  2. 2. State vacation rental licence (DBPR)

Required once a home is rented more than three times a year for stays under 30 days, or advertised that way. $170 a year plus a $50 application fee and a $10 education fee for a single home; renews every 1 December in Palm Beach County.

What we do: We fill in the application with you. The licence stays in your name.

  3. 3. Florida sales tax account (DOR)

Stays of six months or less carry 6% state sales tax plus Palm Beach County's 0.5% surtax, 6.5% in all.

What we do: Collected from the guest at booking and filed on the monthly return.

  4. 4. Palm Beach County tourist tax account and rental receipt

A 6% tourist development tax on every stay of six months or less, filed monthly with the county tax collector: due on the 1st, late after the 20th, and a return is required even for an empty month. Each rental also needs a Short Term Rental Local Business Tax Receipt, $33 a year, renewed by 30 September. The county does not take tax from the booking platforms.

What we do: We open both with you, collect the tax at booking and file every month, including the zero months.

What a guest pays on top of the rent in West Palm Beach, Palm Beach Shores or Riviera Beach: 12.5% in total, 6% state sales tax, 0.5% Palm Beach County surtax and 6% county tourist development tax. Collected at booking, never out of what you receive.

Fees and rules checked October 2026 from City of West Palm Beach, requirements to rent my property, Palm Beach County Tax Collector, Tourist Development Tax and Florida DBPR, vacation rental licence fees. They change from time to time; we confirm the current ones for your house before you sign anything.

Where in West Palm Beach and Riviera Beach we take houses

Two to six bedrooms, a pool, and either water or a short walk to the sand. These are the streets that book.

  • Palm Beach Shores

The small town at the south tip of Singer Island: walk to the beach, the Sailfish Marina and the inlet. Our two two-bedroom homes here sleep seven each.

  • Singer Island

Deeded beach access between the resorts, the Intracoastal behind. Our three-bedroom here is half a block from the sand.

  • Riviera Beach waterfront

The Intracoastal side across from Singer Island, with marinas and the inlet close by. Our two-bedroom here lists from $650 a night.

  • El Cid and Flamingo Park

The historic districts off Flagler Drive, a walk to downtown and the waterfront. Houses with pools book well for the season and for events.

  • SoSo and Northwood

South of Southern Boulevard and the Northwood streets north of downtown: older houses, big lots, ten minutes to the beach over the bridges.

Questions West Palm Beach owners ask

Does West Palm Beach allow short-term rentals?

Yes. The city asks for a rental tax application and a minimum-housing inspection for every rental unit, and it sets no minimum stay. The things that can still say no are a condo declaration or an HOA, and we read those before quoting.

What about a condo on Singer Island?

The declaration decides. Most of the Singer Island towers set a minimum term, often 30 or 90 days, and some limit how many times a year a unit can be let. A house in Palm Beach Shores or on the island is governed by the county rules and the town business tax only. We read the documents first and tell you what the unit can do.

What does a house here earn?

The table above is our own rate cards. Our two-bedroom homes in Palm Beach Shores list at $200 a night in standard season, $400 in high season and $550 over the holidays; the three-bedroom on Singer Island at $399; and the Riviera Beach waterfront two-bedroom at $650 to $1,000. Monthly lets run $5,000 to $25,000 depending on the house and the month.

What do guests pay in tax?

12.5% on top of the rent: 6% state sales tax, 0.5% Palm Beach County surtax and 6% county tourist tax. We collect it at booking and file the monthly returns, and the county rental receipt renews every 30 September.

When is the season?

January to mid-April, with the Christmas fortnight priced separately. Spring brings the boat show across the bridge and the equestrian season in Wellington, both of which fill houses on this side of the water. Summer is quieter; most of our homes take monthly lets then.

Who looks after the house between guests?

Our agent and the same small local team who look after every home we manage. The house is inspected after every departure clean, guests send photo ID and sign the agreement before paying, and when something is wrong someone is there within the hour.
