Vacation rental management in Boca Raton

Your Boca Raton house, let by the season, not the night.

Boca is a monthly and seasonal market. In the single-family neighbourhoods the city does not allow stays under 30 days, and the guests who come here want January to April anyway. We already manage homes in Boca, book them directly on this site, and handle the county tax and the paperwork with you.

Free estimate by season. No contract to read first.

What could your Boca Raton house earn as a vacation rental?

Pick a size and a cautious number of booked nights. The rates are the real ones from the homes we manage; the fees are the published 2026 numbers for Airbnb and for big-brand managers.

Our 7 homes with 3 bedrooms average about $485 a night across the year, with a 3-night minimum.

In an owner's own words: Renting our Boca Raton pool home: a year in numbers.

Renting a house in Boca Raton: the steps, in the order the city wants them

The licence, the tax accounts and the city certificate are in your name. The paperwork, the inspection and the monthly filings are ours to keep straight.

  1. 1. Zoning district and association rules

In Boca Raton's single-family zoning districts the code does not permit stays under 30 days; enforcement is complaint-driven and fines escalate. Multi-family and condo districts differ, and condo and HOA documents add their own minimum terms and approval steps.

What we do: Our agent checks your district with the city and reads the association documents before anything is quoted. Where 30 nights is the floor, we price the house by the month and by the season.

  2. 2. Palm Beach County tourist tax account and rental receipt

Every short-term rental in the county needs its own tourist development tax account and a Short Term Rental Local Business Tax Receipt, $33 a year, renewed by 30 September. The 6% tourist tax applies to any stay of six months or less, the return is due on the 1st and late after the 20th, and a return is required even for a month with no rentals. The county does not take tax payments from the booking platforms; the owner or manager must file.

What we do: We open both with you, collect the tax at booking and file every month, including the zero months.

  3. 3. Florida sales tax account (DOR)

Stays of six months or less carry 6% state sales tax plus Palm Beach County's 0.5% surtax, 6.5% in all. A lease of more than six months is exempt.

What we do: Collected from the guest at booking and filed on the monthly return.

  4. 4. State vacation rental licence (DBPR), only if you rent under 30 nights

The state licence is required once a home is rented more than three times a year for stays under 30 days, or advertised that way. $170 a year plus a $50 application fee and a $10 education fee; renews every 1 December. A house let only by the month does not need one.

What we do: We tell you which side of the line your house is on, and do the application with you if it needs one.

What a guest pays on top of the rent in Boca Raton: 12.5% in total on any stay of six months or less, 6% state sales tax, 0.5% Palm Beach County surtax and 6% county tourist development tax. Collected at booking, never out of what you receive.

Fees and rules checked October 2026 from Palm Beach County Tax Collector, Tourist Development Tax, Palm Beach County Tax Collector, short-term rental receipt form, City of Boca Raton and Florida DBPR, vacation rental licence fees. They change from time to time; we confirm the current ones for your house before you sign anything.

Where in Boca Raton we take houses

Two to six bedrooms, a pool, and either water or a short walk to the sand. These are the streets that book.

  • East Boca canals

Boca Harbour, Boca Villas and the Lake Rogers isles: canal homes with a dock east of Federal Highway, minutes to the beach and to Mizner Park.

  • Royal Palm Yacht and Country Club

Gated, on the Intracoastal next to the Boca Raton resort. Larger homes, long seasonal lets, guests who expect the house to be perfect.

  • The Sanctuary and the Intracoastal

Gated waterfront on the north side of town. Monthly lets by the water for families who come back every winter.

  • Old Floresta and Boca Square

Inland, older streets with big lots and pools, a short drive to the beach and downtown. Good value for a season-long tenant.

  • West Boca communities

Boca West, Broken Sound and the gated communities west of the Turnpike. Most limit leasing to once a year with approval; we read the documents before quoting.

Questions Boca Raton owners ask

Can I rent my Boca Raton house short-term?

In a single-family neighbourhood, not for stays under 30 days: the city's zoning code does not permit it, enforcement is complaint-driven, and the fines escalate. The market here is seasonal and monthly, and that is what we book. Condo and multi-family districts are treated differently. We confirm your district with the city's Development Services before quoting, so you never find out from a code officer.

Is a monthly let still worth it?

Yes. Our three-bedroom Boca homes list at $7,000 to $13,000 a month in standard season and $399 a night where nightly stays are allowed, and January to April books first and highest. A season-long tenant also means fewer turnovers, less wear and one clean instead of twelve.

Do I still pay tourist tax on a monthly rental?

Yes, on any stay of six months or less: 6% county tourist tax plus 6.5% sales tax, collected from the guest at booking. A lease of more than six months, a seven-month snowbird lease for instance, is exempt from both.

Do I need a state licence?

Not if every stay is 30 nights or more. The DBPR vacation rental licence applies to homes rented more than three times a year for stays under 30 days. If your district allows nightly stays and you want them, we do the application with you.

What about my HOA or gated community?

Most West Boca communities limit leasing: a minimum term, an approval process, sometimes one lease a year. East Boca associations vary. We read the documents with you first; it is the one rule the county and the city cannot override.

Who looks after the house between tenants and over the summer?

Our agent and the same small local team who look after every home we manage. The house is inspected after every departure, and for the quiet months our Home Watch service checks on it on a schedule with a photo report after each visit.
