Agreement made and entered into on October 31, 2026, by and between [Guest], herein referred to as "Guest" or "Renter", and the manager of the rental Palm Beach Shores Azul, herein referred to as "Owner" or "Manager".

Reservation check-in: [Check-in], check-out: [Check-out].

Number of guests: 2 adults, 0 children.

1. Payment. Any reservation made less than six months from arrival date will require a nonrefundable 50% deposit. Full payment is due 60 days prior to arrival . Once full payment has been made and this contract signed and returned to Manager, you will be emailed a confirmation letter. Guest(s) acknowledges that they are not entitled to possession of Premises until all money due has been paid in full.

2.Cancellation Policies
2.1 Cancellation Policy for the Guest . Bookings cancelled within 60 days prior to arrival date are eligible for the full refund. Booking canceled in less than 60 days prior to arrival will nor receive any refund.
2.2 Cancellation Policy for the Company. In the unlikely event that we have to make any changes to confirmed reservations, we will advise you at the earliest possible date and attempt to locate another facility for your stay. In the event that the Company is unable to deliver the unit reserved under this agreement because of fire, eminent domain, act of nature, delay in construction or any other reason , Guest hereby agrees that Company’s sole liability as a result of these conditions is a full refund of all monies previously tendered by Guest. Guest expressly acknowledges that in no event shall the Company be held liable for any consequential or secondary damages.

3. Occupancy.Number of Guests. Maximum Occupancy :The maximum number of transient occupants authorized to stay overnight at any vacation rental shall be limited to two (2) persons per sleeping room .
Pets should be disclosed.

4. Any Guest under the age of 25 must be accompanied by an adult. Please inform us of any changes in the number of Guests before your arrival. NOISE*: Be advised that any sound shall not be plainly audible for a period of one (1) minute or longer at any distance of twenty-five (25) feet or more when measured from the source property line between the hours of 10:00 p.m. and 7:00 a.m. daily and at a distance between the hours of 7:00 a.m. and 10:00 p.m. daily.

5. Additional Charges Possible. This would include but is not limited to: missing items, excess cleaning, replacement or re-keying of locks, lock boxes, or garage door openers, damage done by pets or parties, additional occupancy and/or sales tax, long distance phone charges, sanitizing charges due to smoking or having pets while in the unit, damage to furnishings, or any damage resultant of violations of this Guest Agreement. Guest grants Company the right to bill any such additional charges to the deposit, provided by Guest. If the damage is higher than the deposit , Company reserves the right to bill charges to the credit card , provided by the Guest.

6. Cleaning & Housekeeping. Each unit will be inspected, sanitized and cleaned before your arrival. The cleaning fee you have paid will provide a cleaning for the next tenant. Company reserves the right to charge an excessive cleaning fee if property is found to be in a condition exceeding normal wear and tear.

7. Smoking. All our houses are non-smoking, smoking is permitted outside only. Fail to comply with our smoking policy will result in $500 fine.

8. Security of the Unit. When you rent the unit, you assume responsibility for it and its contents, as well as any of your personal property in the unit during your stay. Always lock the doors and windows when you leave and leave outside lights on. Lost or missing keys, key cards, and garage door openers will result in a replacement fee of $90 per item.

9. Risks/Safety. Children are welcome; however, there may be conditions in and around the unit that may pose hazards to them, as well as to adults. Company does not assume any liability or responsibility for any injuries occurring during your stay with us. Children must be supervised at all times. Candles are not allowed as they are a fire hazard.

10. Locked Areas. Certain units ( inc. garage) may have been locked and designated for private use, which are reserved for the exclusive use of the Owner and/or Manager. Those areas will not be available for the use of the Guest.

11. Short Term Rental. It is expressly understood and agreed that this is a short term vacation rental and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated term. This Agreement creates no property rights in Guest and no rights to renewal or recurring usage. This Agreement is also neither a Time-Share sale or a Plan of timeshare Development, nor a Vacation Club. Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

12. Authorized Entry. Guest(s) acknowledges that Company representative has the right to enter the Premises at any reasonable hour with advance notice, no less than three (3) hours, unless it is an emergency, to inspect the same, to make repairs required therein or to show the Premises.

13. Hurricane and Tropical Storm Policy. Guest(s) acknowledges that in the event of a hurricane, prior to your rental period, resulting in damages beyond repair, a full refund will be provided. If there is a mandatory evacuation issued during your rental period, a full or partial refund will be issued depending when the evacuation was issued and the length of your stay.

14.Default .If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
