Vacation rental management in Fort Lauderdale
Canal homes with a dock, pool homes a few blocks from the sand, houses off Las Olas: we already manage them here. We photograph yours, set the rate card by season, speak to every guest ourselves and book them directly, so no platform takes a cut and the city paperwork gets done in the right order.
Free estimate by season. No contract to read first.

Every one is booked directly on this site, cleaned and inspected between stays, and answered by Our agent. Yours would sit alongside them.
Pick a size and a cautious number of booked nights. The rates are the real ones from the homes we manage; the fees are the published 2026 numbers for Airbnb and for big-brand managers.
Our 7 homes with 3 bedrooms average about $485 a night across the year, with a 3-night minimum.
Starts at our typical rate for this size. Slide it if you know your house is worth more.
150 nights is about 40% occupancy, a cautious year for a well-kept house on this coast.
We block these on the calendar before anything else.

$72,750
150 nights at $485. Where it goes depends on who runs the house:
Minus $11,276 platform fee at 15.5%, plus roughly 120 to 240 hours of your year answering messages, arranging cleans and handing over keys.
Typical full-service fees run 20 to 30% of rent, often on top of the platforms they list you on.
Guests book direct on this site, so no platform takes a cut. The rate card is agreed with you, and the figure you agree is the figure you receive. Our agent confirms the numbers for your house on the call. Your time: a phone call now and then.
These numbers are approximate, not a quote. Every house is different, and what yours earns depends on its size, location, condition and the season.
Rates are averages from the homes on this site; platform and manager fees are the published 2026 figures. Cleaning fees and Florida tourist tax are paid by guests on top.
Median nightly rates from the rate cards of the homes above, not a market estimate. High season runs January to mid-April; the holiday rate is Thanksgiving, Christmas and New Year where a home prices them separately. Most of these homes also take monthly lets in standard season.
| Bedrooms | Homes | Standard season | High season | Holidays | Minimum stay |
|---|---|---|---|---|---|
| 3 bed | 1 | $650 a night | standard rate | standard rate | 3 nights |
| 4 bed | 2 | $435 a night | $600 a night | $875 a night | 3 nights |
| 5 bed | 2 | $850 a night | $1,200 a night | $1,975 a night | 5 nights |
For context, Airbtics puts the typical Fort Lauderdale short-term rental at about $55,000 a year with a $213 average nightly rate and 68% occupancy, blended across every property type from studios up. Four- and five-bedroom pool homes on the water sit well above that median, which is why the table above uses our own rate cards rather than the city average. In an owner's own words: My experience owning a waterfront vacation rental in Fort Lauderdale.
The licence, the tax accounts and the city certificate are in your name. The paperwork, the inspection and the monthly filings are ours to keep straight.
Required once a home is rented more than three times a year for stays under 30 days, or advertised as such. $170 a year plus a $50 application fee and a $10 education fee for a single home; renews every 1 December in Broward.
What we do: We fill in the application with you. The licence stays in your name.
Stays of six months or less carry 6% state sales tax plus Broward's 1% surtax, 7% in all.
What we do: Collected from the guest at booking and filed on the monthly return.
Broward charges a 6% tourist development tax on every short stay. The return is due on the 1st and late after the 20th of the following month, and a return is required even for a month with no rentals.
What we do: We open the account with you, collect the tax at booking and file every month, including the zero months.
The city registers each rental and inspects it before issuing a Certificate of Compliance. $880 covers up to four units under one folio including the first inspection; each further inspection, reinspection or no-show is $100, and moving the rental agent to a new company is $50. The city business tax is invoiced separately. Occupancy is two persons per legal bedroom, the lease must say "No on-street parking permitted", and operating without a valid certificate carries a civil penalty of $1,000 a day. Renewals take ten to twelve business days in the August to September rush.
What we do: Our agent prepares the application and the parking sketch, meets the inspector, and keeps the renewal date. The calendar does not open to guests until the certificate is issued.
What a guest pays on top of the rent in Fort Lauderdale: 13% in total, 6% state sales tax, 1% Broward surtax and 6% Broward tourist development tax. It is collected at booking and never comes out of what you receive.
Fees and rules checked October 2026 from City of Fort Lauderdale, Vacation Rental Registration, Broward County, Tourist Development Tax and Florida DBPR, vacation rental licence fees. They change from time to time; we confirm the current ones for your house before you sign anything.
Two to six bedrooms, a pool, and either water or a short walk to the sand. These are the streets that book.
The finger isles off Las Olas Boulevard, Solar Isle, Nurmi Isles and Seven Isles among them: deep-water docks, five minutes to the beach and to downtown.
South of the New River, canal streets with ocean access and a walk to Las Olas. Older houses here book well once the pool and kitchen are right.
Canals off the Intracoastal between Sunrise and Oakland Park Boulevards, near the Galt Ocean Mile. We manage two four-bedroom homes here.
The north beach pocket between the Intracoastal and A1A, canal homes a few blocks from the sand. Our five-bedroom here is one of our top-rated houses.
Gated, between the Intracoastal and the ocean south of the main beach. Larger homes, longer stays, a guest who expects everything to work.
Quieter streets inland of US-1 with water on one side, ten minutes to the beach and to Wilton Manors. Our three-bedroom here lists at $650 a night.
Not on the water, but a pool and a short drive to Las Olas is enough for families in season.

Yes. Fort Lauderdale is a registration city, not a ban city. Florida law stops cities from limiting how often or how long a vacation rental is let (section 509.032 of the Florida Statutes), so the city regulates what it may: registration, an inspection, occupancy, parking and noise. The one thing that can still say no is your HOA or condo association, and we read those documents with you before anything else.
About five business days after the application is accepted, and ten to twelve in the August to September renewal peak. An application left idle for 30 days is closed, which is the usual reason first-time owners start over. We keep it moving.
Not for a first registration. Operating without a valid Certificate of Compliance is a $1,000-a-day civil penalty under the city ordinance, so we do not open the calendar until it is issued. A renewal that is pending with the city is treated differently, and we file renewals early so there is never a gap.
Two persons per legal bedroom under the city rules, so a four-bedroom house sleeps eight. That is how we list every home, and the rental agreement a guest signs states the number. Pull-out sofas do not add to it.
The table above is our own rate cards. In standard season our four-bedroom Coral Ridge homes list at $500 to $550 a night, the three-bedroom in Lake Estates at $650, and the five-bedroom waterfront homes at $850, rising to $1,500 and $2,500 a night over the holidays. Occupancy, your own weeks and the water decide the year. Tell our agent the street and the bedrooms and you get a number for your house, not the market average.
A great deal here. Boating families and the boat show in late October pay for a dock with ocean access, and a canal home books earlier and at a higher rate than the same house inland. We describe the dock on the listing and the rental agreement covers how guests may use it.
Our agent and the same small local team who look after every home we manage. The house is inspected after every departure clean, guests send photo ID and sign the agreement before paying, and when something is wrong someone is there within the hour, not on the phone from another state.
