What could your Delray Beach house earn as a vacation rental?

Pick a size and a cautious number of booked nights. The rates are the real ones from the homes we manage; the fees are the published 2026 numbers for Airbnb and for big-brand managers.

Our 7 homes with 3 bedrooms average about $485 a night across the year, with a 3-night minimum.

In an owner's own words: Our canal home in Delray Beach: four bedrooms, a dock, and what it earns.

Renting a house in Delray Beach: the steps, in the order the city wants them

The licence, the tax accounts and the city certificate are in your name. The paperwork, the inspection and the monthly filings are ours to keep straight.

  1. 1. Zoning district check

Delray Beach has no rental permit regime. Whether a house may be let short-term depends on its zoning district: the single-family districts limit how often a home can turn over, while the RM multi-family districts allow short-term rentals. The city's planning board recommended an update to that rule in February 2026; we follow it so you do not have to.

What we do: Our agent checks the district with the city before quoting and tells you plainly what the house can and cannot do.

  2. 2. State vacation rental licence (DBPR)

Required once a home is rented more than three times a year for stays under 30 days, or advertised that way. $170 a year plus a $50 application fee and a $10 education fee for a single home; renews every 1 December in Palm Beach County.

What we do: We fill in the application with you. The licence stays in your name.

  3. 3. Florida sales tax account (DOR)

Stays of six months or less carry 6% state sales tax plus Palm Beach County's 0.5% surtax, 6.5% in all.

What we do: Collected from the guest at booking and filed on the monthly return.

  4. 4. Palm Beach County tourist tax account and rental receipt

A 6% tourist development tax on every stay of six months or less, filed monthly with the county tax collector: due on the 1st, late after the 20th, and a return is required even for an empty month. Each rental also needs a Short Term Rental Local Business Tax Receipt, $33 a year, renewed by 30 September. The county does not take tax from the booking platforms.

What we do: We open both with you, collect the tax at booking and file every month, including the zero months.

What a guest pays on top of the rent in Delray Beach: 12.5% in total, 6% state sales tax, 0.5% Palm Beach County surtax and 6% county tourist development tax. Collected at booking, never out of what you receive.

Fees and rules checked October 2026 from City of Delray Beach, Palm Beach County Tax Collector, Tourist Development Tax and Florida DBPR, vacation rental licence fees. They change from time to time; we confirm the current ones for your house before you sign anything.

Where in Delray Beach we take houses

Two to six bedrooms, a pool, and either water or a short walk to the sand. These are the streets that book.

  • Marina Historic District

The old streets between the Intracoastal and the Avenue, a walk to everything. Our three-bedroom here lists from $765 a night in season.

  • Tropic Isle

Canal homes with a dock and ocean access south of Linton Boulevard. Our four-bedroom here is ten minutes from the beach and the Avenue.

  • Pelican Harbor

Gated, on the Intracoastal at the south end of town. Our four-bedroom here sleeps eight.

  • The beach side

Seagate, the Palm Trail streets and the blocks east of the Intracoastal. Walk to the sand and to dinner; the shortest season minimums on our books.

  • Lake Ida

Older houses on big lots north of the Avenue. A pool and a short drive to the beach is enough for families in season.

Questions Delray Beach owners ask

Does Delray Beach allow short-term rentals?

It depends on the zoning district, not on a permit. The RM multi-family districts allow them; the single-family districts cap how often a house may change hands. The city has been revising that rule since early 2026. We check your district with the city before anything is quoted, and condo or HOA documents can add their own limits on top.

How do the seasons run in Delray?

January to mid-April is the season, with Thanksgiving and the Christmas fortnight priced on their own: our Marina District home lists at $765 to $875 a night in season and about $1,500 over Thanksgiving. Summer is quieter and most of our Delray homes take monthly lets then.

Nightly or monthly?

Both, and the rate card shows both. Our four-bedroom canal homes list from $350 to $500 a night with three-night minimums, and from $10,000 to $15,000 a month for a season-long tenant. We set the mix with you around the weeks you keep for yourself.

What do guests pay in tax?

12.5% on top of the rent: 6% state sales tax, 0.5% Palm Beach County surtax and 6% county tourist tax. We collect it at booking and file the monthly returns, and the Palm Beach County rental receipt renews every 30 September.

My house is on a canal. Does that help?

In Delray, a lot. A dock with ocean access and a short run to the beach is what the winter guest wants, and canal homes book earlier and higher than the same house inland. We describe the dock on the listing and the rental agreement covers how guests may use it.

Who looks after the house between guests?

Our agent and the same small local team who look after every home we manage. The house is inspected after every departure clean, guests send photo ID and sign the agreement before paying, and when something is wrong someone is there within the hour.
