In an owner's own words: Renting out our waterfront house in Pompano Beach while we pay it off.

Renting a house in Pompano Beach: the steps, in the order the city wants them

The licence, the tax accounts and the city certificate are in your name. The paperwork, the inspection and the monthly filings are ours to keep straight.

  1. 1. State vacation rental licence (DBPR)

Required once a home is rented more than three times a year for stays under 30 days, or advertised that way. $170 a year plus a $50 application fee and a $10 education fee for a single home; renews every 1 December in Broward.

What we do: We fill in the application with you. The licence stays in your name.

  2. 2. Florida sales tax account (DOR)

Stays of six months or less carry 6% state sales tax plus Broward's 1% surtax, 7% in all.

What we do: Collected from the guest at booking and filed on the monthly return.

  3. 3. Broward business tax receipt and tourist tax account

Broward charges a 6% tourist development tax on every short stay. The return is due on the 1st and late after the 20th of the following month, and a return is required even for a month with no rentals.

What we do: We open the account with you, collect the tax at booking and file every month, including the zero months.

  4. 4. City permit: Pompano Beach or Lauderdale-by-the-Sea

Pompano Beach issues a vacation rental permit after an inspection: $675 for the initial application on a single-family home or duplex ($750 for three or four units), $375 a year to renew, two guests per bedroom, and the permit is issued only to the owner of record. Lauderdale-by-the-Sea issues a short-term rental certificate per unit for homes rented more than three times a year for under 30 days, with proof of fire safety, photos, a parking sketch and the town business tax receipt.

What we do: Our agent prepares the application and the parking sketch in your name, meets the inspector, and keeps the renewal date. The calendar does not open to guests until the permit is issued.

What a guest pays on top of the rent in Pompano Beach or Lauderdale-by-the-Sea: 13% in total, 6% state sales tax, 1% Broward surtax and 6% Broward tourist development tax. Collected at booking, never out of what you receive.

Fees and rules checked October 2026 from City of Pompano Beach, short-term rental application requirements, Town of Lauderdale-by-the-Sea, short-term rental certificate, Broward County, Tourist Development Tax and Florida DBPR, vacation rental licence fees. They change from time to time; we confirm the current ones for your house before you sign anything.

Questions Pompano Beach owners ask

Does Pompano Beach allow short-term rentals?

Yes, with a permit. The city inspects the house and issues a vacation rental permit to the owner of record, renewed every year. Florida law stops cities from limiting how often or how long a home is let, so the rules are about registration, occupancy, parking and noise. An HOA or condo association can still say no, and we read those documents first.

The permit is issued to the owner. Can you still handle it?

Yes. The application is in your name because the city requires it; we prepare it, draw the parking sketch, book and meet the inspector, and you sign. The same goes for the Lauderdale-by-the-Sea certificate.

What does the permit cost and how often does it renew?

In Pompano Beach, $675 for the initial application on a single-family home or duplex, then $375 a year. Lauderdale-by-the-Sea issues a certificate per unit alongside the town business tax receipt. Both towns inspect, and both set occupancy at two guests per bedroom.

What does a house here earn?

The table above is our own rate cards. In Pompano our three-bedroom canal home lists at $325 a night in standard season, $550 in high season and $750 over the holidays, and the four-bedroom oceanfront villa at $650 a night or $25,000 to $35,000 a month. In Lauderdale-by-the-Sea the two-bedroom cottages list at $110 to $165 a night and the six-bedroom estate at $450 to $1,000.

What do guests pay in tax?

13% on top of the rent: 6% state sales tax, 1% Broward surtax and 6% Broward tourist tax. We collect it at booking and file the monthly return, and the state licence renews every 1 December.

Who looks after the house between guests?

Our agent and the same small local team who look after every home we manage. The house is inspected after every departure clean, guests send photo ID and sign the agreement before paying, and when something is wrong someone is there within the hour.
