Home Watch, for owners who keep the house to themselves

Someone local, checking on your home.

Own a home in South Florida but live out of state, and have no interest in renting it out? We get it. But when you are away, the house should not be left unattended.

Tell our agent where the house is and how often you want it checked. They reply with a price the same day.

A private canal home in Fort Lauderdale

A private sanctuary, kept that way.

Sometimes it is nice to have a place that is just for you and the people closest to you. No strangers, no guests you do not know, just a house to enjoy on your own terms.

The trouble is what happens in between. Small issues become costly when nobody is there to catch them: a slow leak under a sink, an AC that quietly stops, a window seal that lets the summer in. Our Home Watch service is a fixed schedule of visits, a report after each one, and a phone call the moment something looks wrong.

Peace of mind, in four parts

Everything in the service, and nothing you have to chase.

  • 1

    Weekly, bi-weekly or monthly inspections

You choose the rhythm. We walk the house inside and out on a fixed schedule, and more often when a storm is forecast or something needs a second look.

  • 2

A photo and video report after every visit

Each visit ends with a dated report in your inbox: what we checked, what we found, and pictures of anything that changed since last time.

  • 3

A trusted local set of eyes

Our agent and the same small team who look after our rental homes. People you know by name, not a rotating crew.

  • 4

Early detection of leaks, AC issues, damage and pests

In this climate a small drip or a failed thermostat becomes mould, warped floors or a ruined ceiling within weeks. We catch it while it is still a small job.

What a visit covers

The same walk-through every time, so the report shows what changed. We add anything particular to your house, such as a boat lift, a generator or a wine room.

  • Doors, windows and gates locked, no sign of forced entry
  • AC running, thermostat and humidity where they should be
  • Under sinks, water heater, ceilings and around the pool pump for leaks
  • Taps run and toilets flushed so traps and seals do not dry out
  • Fridge, freezer and breaker panel, and any alarms or error lights
  • Signs of pests, mould or musty smells
  • Roof line, gutters, soffits and exterior walls from the ground
  • Pool, dock, yard and irrigation, and whether your contractors have been
  • Mail, packages and flyers cleared from the door and drive
  • Storm shutters and loose outdoor items before and after a storm

How often we come

Pick a schedule to start with. You can change it for the summer, or add a visit before you fly in.

Every 7 days

Weekly

Waterfront homes, older houses, and anyone away for the whole summer. Hurricane season and peak humidity make this the safe choice.

Quote for weekly visits

Every 14 days

Bi-weekly

Most out-of-state owners. Often enough to catch a problem early, without paying for visits you do not need.

Quote for bi-weekly visits

Every 30 days

Monthly

Newer builds, condos and townhomes with a well-run association, and owners who visit often themselves.

Quote for monthly visits

Priced per visit according to the size of the house and where it is. Extra visits, storm checks and meeting contractors are added as needed.

From first call to first report

  1. 1

    Tell us about the house

Where it is, how big, what worries you most. A quick form below or a call.

  2. 2

Our agent visits with you or your keyholder

A first walk-through to note how the house is left, where the shut-offs are, and what to watch.

  3. 3

    Visits and reports begin

On the schedule you chose. Each report lands in your inbox the same day, with photos and video.

What it isn't

So there is no surprise later.

  • Not a security patrol

We visit on a schedule and after storms. We are not a guard service and cannot respond to an alarm at 3 am.

  • Not a rental service

Nobody stays in the house and nobody is shown round it. If you ever want to rent it out, that is a separate conversation.

  • Not a repair contractor

We find the problem, photograph it and call you. With your say-so we bring in the plumber, roofer or pool tech we use on our own homes.

Questions owners ask first

What happens when you find a problem?

Our agent calls you the same day with photos. Nothing is fixed without your approval. If it cannot wait, such as water on the floor, we shut off the supply and ask a trusted tradesperson to attend.

Who holds the key?

One key or code, kept off-site and never labelled with the address. Only the person visiting your home has it, and we record every visit.

Can you meet contractors or deliveries?

Yes. Letting in the AC technician, the pool company or a furniture delivery is the most common extra we do, priced per visit.

What about hurricanes?

When a storm is named for our coast we do a pre-storm visit to secure loose items and close shutters where fitted, then a post-storm visit with photos as soon as the roads are open.

Will my insurer care?

Some Florida policies ask that an unoccupied home is checked regularly. Our dated, photographed reports give you a record if you ever need one. Check your own policy for what it requires.

Where do you cover?

The Atlantic coast between Palm Beach and Fort Lauderdale, the same towns where our rental homes are. Ask about anywhere else; the answer depends on distance.
