What could your house earn as a vacation rental?

Pick a size and a cautious number of booked nights. The rates are the real ones from our homes; the fees are the published 2026 numbers for Airbnb and for big-brand managers.

Our 7 homes with 3 bedrooms average about $485 a night across the year, with a 3-night minimum.

What it isn't

We would rather turn a house down than disappoint its owner. These are the reasons some people decide it is not for them.

  • Not for one-night rentals

We book fewer, longer stays on purpose. If you want maximum occupancy from short stays, a hotel-style operator will suit you better.

  • The house has to be guest-ready

Furnished, maintained, working pool, reliable Wi-Fi, good bedding. We say plainly if it needs work first, and what that work is.

  • Income is seasonal

December to April is busy on this coast; late summer is quiet. We set rates around that rather than promise a flat monthly figure.

  • Licence and tax stay in your name

Florida vacation rental licensing and tourist development tax apply. We help with the paperwork and collect what guests owe, but the licence is yours.

Licence, tax and city rules, handled

Renting a house short-term in Florida is a licensed, taxed and, in most of our towns, registered activity. The licence stays in your name; the paperwork, the monthly filings and the renewal dates are ours to keep straight.

  • State licence

A Florida DBPR vacation rental licence, renewed every 1 December in Broward and Palm Beach. About $230 the first year for a single home. In your name; we do the paperwork with you.

  • State and county tax

Guests pay 6% state sales tax plus the county surtax (1% in Broward, 0.5% in Palm Beach) and 6% county tourist tax: 13% in Broward, 12.5% in Palm Beach. We collect it at booking and file every month.

  • County accounts

A tourist tax account in both counties. Palm Beach also needs a short-term rental business tax receipt renewed by 30 September, and its tax collector does not take payment from the booking platforms, so the owner or manager must file.

  • City registration

Fort Lauderdale registers each rental with an inspection ($880 for the first year); Pompano Beach, Lauderdale-by-the-Sea and Wilton Manors issue certificates; West Palm Beach inspects; Delray Beach goes by zoning district; Boca Raton allows monthly stays only in single-family areas.

Figures checked October 2026 and change from time to time; we confirm the current ones for your town before you sign anything.

Questions owners ask

How do I get paid?

Guests pay by card or bank transfer after our agent confirms the booking. We go through the rate card and the payout schedule on the first call, before anything is signed, and the figure you agree is the figure you receive.

Can I still use the house?

Yes. Tell us the weeks you want and we block them before the calendar opens. The only catch is that once high season is booked, last-minute personal stays are hard to fit.

Who deals with damage?

Our agent inspects after every departure clean. Guests are asked for a deposit or card on file, and we handle the conversation if something is broken.

Do I need a licence?

Yes. Florida requires a vacation rental licence and the county collects tourist development tax. We walk you through both and remind you before renewals.

What if I want out?

You can take the house off the calendar for any date that is not already booked. We honour existing bookings and part ways without a fight.

How much will my home earn?

It depends on bedrooms, the water, and how many weeks you keep for yourself. The calculator above uses the real rate cards of the homes we manage; three-bedroom houses on this coast list from about $400 a night in standard season, four-bedroom houses from about $500, and the larger waterfront homes run $900 to $2,500 a night over the holidays and high season. Read how a year works out for one owner in the journal, then ask for a number for your house. Read the owner's story.

What is included, and what do I pay for separately?

Included: professional photos, the listing on this site, every guest call and message, screening, the rate card by season, cleans and key handover arranged, an inspection after every departure, and the licence and tax paperwork. Guests pay the cleaning fee and Florida tax on top of the rent. Repairs and replacements are agreed with you first and passed through at the invoice price.

Do you handle the licence, sales tax, tourist tax and city registration?

The state licence stays in your name, and we prepare the paperwork with you. We collect state sales tax and county tourist development tax from guests when they book and file the monthly returns, and we track the renewals: the state licence every 1 December, the Palm Beach County rental receipt every 30 September, and the city certificate on its anniversary.

Does my city or HOA allow short-term rentals?

We check before anything else. Fort Lauderdale, Pompano Beach, Lauderdale-by-the-Sea, Wilton Manors and West Palm Beach register vacation rentals; Delray Beach depends on the zoning district; Boca Raton does not allow stays under 30 days in single-family neighbourhoods, so there the product is a monthly seasonal let. Condo and HOA documents can add their own limits, and we read them with you.

Will I lose my homestead exemption?

If the house is your Florida homestead and you rent it for more than 30 days a calendar year in two consecutive years, or it is rented on 1 January, the exemption and the Save Our Homes cap go. A second home has no exemption to lose, which is most of the houses we take on. If it is your primary home, we talk it through with you and your property appraiser before you decide.

What insurance do I need, and what happens in a hurricane?

A standard homeowner policy usually excludes paying guests, so you need a landlord or short-term rental policy with liability cover; we can point you to brokers who write them on this coast. When a storm is named we prepare the house, our rental agreement has a written storm clause so guests and owners know where they stand, and we inspect and report as soon as it is safe.

How are guests screened on a direct booking?

Every guest sends photo ID, signs the rental agreement before any payment is taken, and pays by card after signing. Minimum stays are three nights or more, parties are not allowed, and our agent speaks to every guest personally before they arrive.

How quickly can I block my own dates, and is there a limit?

You block any open dates yourself in the owner portal, as many as you like, and they are held before the calendar opens to guests. The only practical limit is that a week in March is worth several in August, so we show you both numbers before you choose.

How long is the agreement, and what notice do I give?

There is no fixed term and no exit penalty. You can take the house off the calendar for any date that is not already booked; confirmed stays are honoured or moved by agreement, and your guest records stay with your house.

Can you look after the house when it is empty?

Yes. Our Home Watch service checks the house on a weekly, bi-weekly or monthly schedule with a photo report after each visit, with or without rentals. Many owners start there and add bookings later. About Home Watch.

What happens to bookings if I sell?

Confirmed stays are honoured, moved or refunded by agreement, and if the buyer wants to keep renting we hand over the calendar and the listing. Licences and registrations are per owner, so the buyer applies in their own name and we help them do it.

Who is my local contact, and how fast do you respond?

Our agent and the same small local team who look after every home. Guests and owners get a reply the same day, and when something is wrong at the house someone is there within the hour.
